your temperatures seem okay,
something you may want to consider to help your overclock is to raise the voltage *a little bit* at each time, and overclocking a bit until you experience crashes. If your temps are okay, then again, add a *LITTLE* bit of voltage to your cpu. Keep in mind with more voltage you risk frying your cpu, due too heat and too much voltage.

your ram and hardware also plays an important part in how much you overclock.
always remember to overclock your hardware with extreme caution as a few mhz or ghz overclock will be useless if it becomes 0ghz or 0mhz due to a dead chip.
