Help with unreal 2004 server

I download it from your site from UT and I do not know what to do with it I have:

images
ServerAdmin folders and I do not know what to do with them. I can not find a help file or a read me file to can someone plz help me

Well I think I found what to do with it but I still can not connect to any servers so I know I am missing something.
